The commission has been to create, together with Kungsleden, a new vision for Kv. Rotterdam, which lies in the fast-growing Norra Djurgårdsstaden. The building, dating from the late 1990s, was in great need of renovation and modernisation in order to compete in the rapid development of the office market. The concept was named The Rotterdam District, and our work has included an extensive rebuilding and façade renovation focused on the street level, along with a new commercial concept. We have also taken part in producing space-planning sketches, contract documentation and construction design for the new tenants who now fill the building. The building is being transformed from having a single tenant – SVT – into a multi-tenant property with a new range of services. A particular challenge has been to create a better connection with the urban environment by breaking down the level difference between the street and the ground floor, as well as finding spaces for new food and drink concepts. These strategic additions, combined with a new shimmering sheet-metal façade, will reinforce the building's role as a new, self-evident hub in the transformed district. Letting exceeded expectations, with more than half of the building filled in less than a year. Kungsleden's knowledgeable project team has been a fantastic sparring partner, and we look forward to more projects together.
